Texas heat destroys asphalt. Summer surface temperatures can exceed 150°F, causing asphalt to soften, rut, and degrade. Concrete handles heat without deforming. It reflects more sunlight, stays cooler, and lasts 2-3x longer than asphalt in our climate.

What It Costs
Concrete parking lot costs in North Texas typically range from $4-$7 per square foot depending on thickness, reinforcement, subgrade conditions, and site prep requirements. A 50,000 SF lot runs roughly $200K-$350K.
That sounds like more than asphalt upfront — but when you factor in zero seal coating, minimal repairs, and double the lifespan, concrete wins on total cost of ownership every time.
Timeline
A typical commercial parking lot takes 3-6 weeks from mobilization to striping, depending on size and site conditions. That includes:
- Site prep and grading (3-5 days)
- Subgrade compaction and base (2-4 days)
- Forming and rebar (3-5 days)
- Pour and finish (1-3 days)
- Cure time (7 days minimum)
- Striping and signage (1-2 days)
Common Mistakes to Avoid
Skipping the geotech report. Soil conditions in North Texas vary dramatically. Expansive clay can crack concrete if the subgrade isn't properly prepared. Always get a geotechnical report before pouring.
Under-specifying thickness. A parking lot that handles passenger cars needs 5” minimum. If you're expecting truck traffic, delivery vehicles, or heavy equipment, you need 6-8” with heavier rebar.
Poor drainage design. Water is concrete's enemy over time. Proper slope, drainage inlets, and stormwater management are non-negotiable.
