What's Driving the Boom
Corporate relocations. Major companies continue moving headquarters and operations to North Texas. Every corporate relocation brings thousands of employees who need housing, retail, and services.
Population growth. North Texas is adding 300-400 people per day. That's not slowing down. The demand for housing — single-family, multifamily, and mixed-use — is outpacing supply in most submarkets.
Infrastructure investment. Billions in highway, transit, and utility projects are opening up previously undevelopable land. Areas that were “too far out” five years ago are now prime development targets.

Challenges to Watch
Labor shortages. Skilled construction labor is tight across Texas. Projects that don't lock in crews early face delays and premium pricing.
Material cost volatility. Steel, concrete, and lumber prices have stabilized somewhat, but supply chain disruptions can spike costs quickly.
Permitting delays. Cities across DFW are overwhelmed with permit applications.
Utility infrastructure. Some fast-growing areas are hitting water, sewer, and electrical capacity limits.
How to Position Your Next Project
- Start pre-construction early — 6-12 months before you want to break ground
- Lock in a contractor with in-house crews
- Use cost-plus to protect against material volatility
- Invest in value engineering during design
- Verify utility capacity before you close on land
