A commercial property owner in Rockwall needed an 85,000 SF concrete parking lot completed before their anchor tenant opened. The timeline was tight. The stakes were high. We delivered — on time, under budget, and built to last 30 years.

The Challenge

The site had significant grade changes across the lot footprint, requiring careful grading and drainage design to ensure proper water flow without ponding. The clay soil conditions in Rockwall required subgrade stabilization before any concrete could be placed.

The client had a hard deadline — their tenant's lease commencement date was fixed, and a delayed parking lot meant a delayed opening. Every day of delay was a day of lost revenue.

Our Approach

We started with a geotechnical report to understand the soil conditions across the full lot footprint. Based on the report, we specified lime stabilization for the top 8 inches of subgrade — a critical step that most contractors skip to save time, and that causes cracking within 3–5 years.

We designed the drainage plan to direct water to three collection points, eliminating any flat areas where water could pond. The concrete spec was 6-inch thickness with a #4 rebar grid at 18 inches on center — appropriate for the mix of passenger vehicles and delivery trucks the lot would handle.

We mobilized two concrete pump trucks for the pour days, allowing us to place concrete across the full lot width simultaneously and maintain consistent quality throughout.

The Result

The lot was completed in 4 weeks from mobilization to striping — 3 days ahead of the client's deadline. Final cost came in at $425,000, within 2% of our original estimate.

The tenant opened on schedule. The client has since referred two additional parking lot projects to us.
